What is a data center transaction comp?
A data center transaction comp is a past deal used as a yardstick for a new one. Value per MW divides the deal value by the capacity named in the deal, so deals of different sizes can be compared.
Valuations, loan sizing and insurance values all need a defensible benchmark. Headlines quote deal values, but few say how much capacity was bought or financed. We keep only deals where both numbers are stated, so the ratio can be checked.
What is inside the dataset
One row per deal, linked by id to the facility, the operator and the market, so it joins with every other DC Market Insights dataset.
| Field | What it holds |
|---|---|
| USD million per MW | Deal value divided by the MW in the deal, labelled derived. |
| Deal value | In USD at the rate of the deal date, with the original currency and amount. |
| Capacity in the deal | MW as stated, with IT load or total power basis. |
| Deal type | M&A, financing, joint venture, land and campus. |
| Buyer, target and seller | Linked to company profiles. |
| Stage | Announced, pending or closed, with dates. |
| Source, quote and date | The link, the exact words of the source and the date the value was true, on every row. |
Formats: Excel or CSV, one row per deal with value, currency, rate, MW, basis, ratio and source. Custom comp sets by market, size band or deal type on request.

USD m per MW is derived: the stated deal value divided by the stated MW. A deal for a share of a company or for land priced on future capacity can sit far from the median.
Where: value per MW by region and deal type
Medians differ by region and by what the deal buys. A financing of a campus, an acquisition of a live portfolio and a land deal price a megawatt very differently.
| Region | Comps | Median | Middle half |
|---|---|---|---|
| Asia-Pacific | 17 | 7.2 | 4.1 to 9.3 |
| Americas | 16 | 7.5 | 2.8 to 12.4 |
| Europe | 6 | 10.1 | 7.3 to 13.0 |
| Middle East & Africa | 3 | 4.8 | 4.3 to 4.9 |
| Multi-region | 1 | 6.5 | 6.5 to 6.5 |
| Deal type | Comps | Median | Middle half |
|---|---|---|---|
| Land / campus | 68 | 8.5 | 5.0 to 13.1 |
| Financing | 20 | 6.4 | 3.8 to 11.2 |
| JV / partnership | 14 | 9.6 | 5.7 to 13.4 |
| M&A | 9 | 5.6 | 2.7 to 7.0 |
USD million per MW. Regions count acquisitions, financings and joint ventures only. In the deal type table, Land / campus is announced investment per MW (what an owner says it will spend), not a price paid; median USD 8.5 million per MW across 68 announcements. Medians of fewer than five comps move a lot with each new deal.
When: the period the comps cover
All 43 comps are from 2026. A year-by-year view appears here as soon as the set covers more than one year; earlier deals are being added from the Deal Tracker archive.
Update cycle: New deals are added twice a day by the Deal Tracker line; every comp is re-checked on its primary source twice a week. Earlier values are never overwritten, so you can see when a date moved or a figure changed.

Why you can rely on it
- Primary sources first. We never copy data center directories, research publishers or press-release wires. This dataset is built from:
- Company announcements and investor presentations
- Stock exchange and securities filings
- Regulator and competition authority notices
- Lender and fund releases, checked against the borrower or target
- The words and the date. Each value is stored with the source link, the exact sentence it comes from and the date it was true.
- A second, independent check. Every value is checked again against its source before it is stored. Values that cannot be confirmed are dropped.
- History, not overwrites. A new value is a new record, so changes in dates, MW and status stay visible.
- Our estimates are labelled. Anything we compute, such as a value per MW, is marked derived or DC Market Insights estimate.

What is the average data center value per MW?
Across 43 verified acquisitions, financings and joint ventures that state value and MW, the median is about USD 7.0 million per MW and the middle half sit between USD 3.5 and 11.1 million per MW. A median is used because a few very large or very small deals pull the average. Announced campus investments are shown apart, because a pledge to invest is not a price paid.
Why do value per MW figures vary so much?
A deal can buy a live, leased campus, a powered shell, land with a grid promise, or a share of a company. Each prices a megawatt differently, which is why the comps are split by deal type and stage.
Is the ratio IT load or total power?
The ratio uses the MW named in the deal and records its basis. When a deal does not say, the row is marked basis not stated.
Which deals are left out?
Deals without a stated value or a stated capacity, power purchase agreements, and deals we could not verify on a primary source. Land and campus announcements are listed separately as investment per MW.
Can you build a comp set for our deal?
Yes. Tell us the market, the size band, the asset stage and the period. We return the matching comps with every source and the summary statistics.
