The Data Center Building Management System (BMS) Market is valued at USD 1.61 billion in 2026 and is projected to reach USD 3.84 billion by 2035, up from USD 1.39 billion in 2025, a CAGR of 10.71% from 2025 to 2035 (DC Market Insights estimate). Spending follows the number of control and monitoring points a hall needs, not its floor area: DC Market Insights counts about 1,400 points per megawatt (MW) in an air-cooled hall and about 2,100 in a liquid-cooled artificial intelligence (AI) hall, where every coolant distribution unit (CDU), valve, flow meter and rack manifold reports into the building management system (BMS). With 35% of the 12.0 GW of new IT capacity built for AI in 2025, the average new megawatt carried 1,645 points at about USD 35 each, or USD 57,575, so new build was worth USD 690.90 million, and the 116 GW installed base added USD 696.00 million of service contracts, software subscriptions and retrofits. Regulation is the second lever: Germany’s Energy Efficiency Act (EnEfG) has required continuous metering of electrical power and an energy management system since 1 July 2025, which turns the BMS into the operator’s compliance record. Software is the fastest component at 13.94% a year, and the Middle East and Africa is the fastest region at 14.50% a year because Saudi Arabia and the United Arab Emirates build AI campuses from scratch.

From 2026 the rate eases to 10.71% a year: new capacity keeps rising to 27.0 GW in 2035, but the AI share levels off near 66% and the installed cost per point slips from USD 35 to USD 33. The installed base becomes the larger half of the market from 2031, when service, software and retrofit spend reaches USD 1.45 billion against USD 1.43 billion of new build. DC Market Insights expects the market to pass USD 2 billion in 2028.

Data Center Building Management System Market size chart: USD 692.42 million in 2020, USD 1,386.90 million in 2025 and USD 3,836.04 million by 2035, a CAGR of 10.71% from 2025 to 2035 (DC Market Insights estimates)

What Does a Data Center Building Management System Include?

The Data Center Building Management System Market covers USD 1.39 billion of 2025 spend on the controls layer that runs a facility’s mechanical and electrical plant, bought by data center owners, operators and their contractors.

Included

  • Direct digital controllers, supervisory engines, input/output modules and network gateways.
  • Sensors and field devices: temperature, humidity, pressure, flow, leak and air quality sensors, plus valve and damper actuators.
  • Supervisory BMS and electrical power monitoring system (EPMS) software, dashboards, analytics, energy reporting, licences and subscriptions.
  • Integration, programming, commissioning, service contracts, cybersecurity patching and retrofit of controls in existing halls.

Excluded

  • The plant the BMS controls: chillers, computer room air handlers (CRAH), CDUs, switchgear and uninterruptible power supplies.
  • Data center infrastructure management (DCIM) software for IT assets, racks and capacity planning, covered in the Data Center Infrastructure Management Market report.
  • Security cameras, access readers and fire suppression agents themselves (the BMS integration of these systems is included).

How Do the BMS Segments Fit Together?

Every new megawatt is fitted once with controllers, sensors and software (new-build spend of USD 690.90 million in 2025), then pays a yearly service, licence and retrofit bill of about USD 6,000 per MW for the life of the site (USD 696.00 million across 116 GW). The component, application and data center type splits each divide the same USD 1.39 billion total.

Why Do Data Center BMS Market Estimates Differ?

DC Market Insights puts the data center BMS market at USD 1.61 billion in 2026; figures several times larger usually count a wider building automation market or the equipment under control.

Three definitions inflate published numbers. The first is the whole commercial building automation market: Honeywell’s Building Automation segment alone sold USD 7.37 billion in 2025, according to its fourth-quarter release of 29 January 2026, across offices, airports, hospitals and factories, of which data centers are one buyer group. The second adds DCIM software, which tracks IT assets rather than plant. The third adds the controlled equipment itself, such as chillers, precision cooling units and switchgear, which belongs in reports like the Data Center Precision Air Conditioning Market. This report also leaves out smart building platforms for offices, lighting controls and residential building management software. Small and mid-sized enterprises with server rooms under 1 MW are in scope through the enterprise and edge segments.

Why Are Data Center Operators Spending More on BMS?

Three forces lift the Data Center Building Management System Market by USD 2.45 billion between 2025 and 2035: metering duties in Europe, liquid-cooled AI halls with 50% more points per MW, and record controls orders at the main suppliers.

Germany’s EnEfG and EU KPI Reporting Make the BMS the Compliance Record

Under Commission Delegated Regulation (EU) 2024/1364, operators in the European Union (EU) filed their first energy key performance indicators (KPIs) by 15 September 2024 and now report every 15 May, according to the European Commission. Germany goes further: Section 12 of the EnEfG required an energy or environmental management system by 1 July 2025 plus continuous measurement of electrical power, and Section 11 caps power usage effectiveness (PUE) at 1.5 from 1 July 2027 and 1.3 from 1 July 2030 for existing sites, and at 1.2 for sites opened from 1 July 2026 (EnEfG, Section 11). Meeting these figures needs metered points on every chiller, pump and power feed, so energy management and reporting grows at 12.57% a year worldwide in the DC Market Insights model, the fastest application.

Liquid-Cooled AI Halls Add About 700 Points per MW

A liquid-cooled AI hall needs about 2,100 BMS points per MW against 1,400 in an air-cooled hall (DC Market Insights teardown), because each CDU, secondary loop, rack manifold and leak zone must be read and alarmed within seconds. As the AI share of new capacity climbs from 35% in 2025 to 60% in 2030, content per new MW rises from USD 57,575 to USD 61,880, and cooling and HVAC control grows from USD 610.24 million to USD 1.80 billion. The International Energy Agency (IEA) puts cooling at 10% to 30% of a data center’s load in its April 2025 Energy and AI report, which is why operators meter this loop most closely.

Siemens and Johnson Controls Order Books Show Data Center Pull

Siemens Smart Infrastructure booked about EUR 6 billion of data center orders in the first nine months of fiscal 2026, with triple-digit growth, according to Siemens on 6 August 2026, after its data center revenue rose 40% to EUR 2.9 billion in fiscal 2025. Johnson Controls reported organic orders up 27% and a USD 21.0 billion backlog in its third fiscal quarter of 2026, citing demand from data centers and other mission-critical sites (Johnson Controls, 29 July 2026). These order books include power and cooling equipment, but each such package ships with controls, so the DC Market Insights model counts USD 830.19 million of new-build BMS spend in 2026, 20.2% more than in 2025.

Buyers now purchase controls, power monitoring and analytics as one package, which lifts software from 18.0% of 2025 spend to 24.0% by 2035.

Power Monitoring Moving Inside the BMS

Honeywell and LS ELECTRIC announced a global partnership in October 2025 to integrate critical power distribution with building management for data centers, and Siemens said in November 2025 that its prefabricated power modules built with Delta Power Solutions stream real-time data into the BMS. In the DC Market Insights model, electrical power monitoring is worth USD 332.86 million in 2025 and USD 882.29 million in 2035, now often sold on the same contract as cooling control.

BACnet Secure Connect Replacing Flat Control Networks

ANSI/ASHRAE Standard 135-2024, the Building Automation and Control Networks (BACnet) protocol, was published on 31 December 2024 with 17 addenda, including certificate management for BACnet Secure Connect (BACnet/SC), according to BACnet International. Operators of new halls now specify encrypted controller-to-server links, which adds network gateways and certificate services to each project; DC Market Insights counts these in the USD 721.19 million hardware segment.

Analytics Layered on Top of Controls

Honeywell launched its AI-based Connected Solutions platform in June 2025, and ABB launched the ABB Ability BuildingPro integration platform and invested in OctaiPipe, a UK developer of data center optimisation software, as reported in its 29 January 2026 results. Software grows from USD 249.64 million in 2025 to USD 920.65 million in 2035, at 13.94% a year.

What Slows Data Center BMS Adoption?

Two issues hold spending below the high case of USD 4.52 billion in 2035: controller cybersecurity and the shortage of integration labour that drives services cost.

Controller Vulnerabilities and Patch Cycles

The US Cybersecurity and Infrastructure Security Agency (CISA) issued advisory ICSA-26-274-04 on 1 October 2026 for Johnson Controls EasyIO Neo building automation controllers (CVE-2026-64892). Each advisory forces operators to test and patch controllers hall by hall during maintenance windows; DC Market Insights estimates that 6% to 8% of the USD 6,000 yearly service spend per MW now goes to patching and network segmentation, money that buys no new capability.

Integration Labour and Multi-Vendor Sites

Services (integration, commissioning and maintenance) are worth USD 416.07 million, or 30.0% of 2025 spend, and that share stays flat to 2035 because a large campus often mixes controllers from three or more suppliers that need custom mapping. Where integrators are scarce, commissioning slips behind energisation and operators run halls on manual rounds for weeks; the low case assumes slower building cuts new capacity by 20% and gives USD 3.06 billion in 2035.

Where Will New BMS Revenue Come From to 2035?

The two largest openings are software retrofits in existing halls, worth USD 671.01 million more a year by 2035, and greenfield AI campuses in India and Saudi Arabia.

Software Retrofits for PUE Caps: USD 671.01 Million More a Year

Existing sites in Germany must reach PUE 1.5 by July 2027, and Singapore’s Infocomm Media Development Authority (IMDA) aims to lift all data centers to PUE 1.3 at full IT load within 10 years under its May 2024 Green Data Centre Roadmap, which names sensors and digital twins as an efficiency lever. Operators meet these targets by adding sensors and analytics to old halls rather than replacing plant, so yearly software spend rises from USD 249.64 million to USD 920.65 million.

India and Saudi Arabia: USD 153.44 Million and USD 80.56 Million by 2035

India grows from USD 30.51 million in 2025 to USD 153.44 million in 2035 (17.53% a year) and Saudi Arabia from USD 15.26 million to USD 80.56 million (18.10% a year) in the DC Market Insights model. Both markets build most capacity as new AI-ready campuses, so nearly all spend there is new-build content at 1,900 to 2,100 points per MW.

How Much Does a Data Center BMS Cost per MW?

A new data center megawatt carried USD 57,575 of BMS content in 2025, about 1,645 points at USD 35 each, plus about USD 6,000 a year for service, software and retrofit (DC Market Insights estimates).

Year AI share of new capacity Points per new MW Installed cost per point (USD) BMS content per new MW (USD) Yearly spend per installed MW (USD)
2020 10% 1,470 37.00 54,390 5,200
2025 35% 1,645 35.00 57,575 6,000
2030 60% 1,820 34.00 61,880 6,600
2035 66% 1,862 33.00 61,446 7,000

The cost per point falls by about 1% a year as controllers and wireless sensors get cheaper, while the number of points per MW climbs with liquid cooling, so content per MW rises 7.5% from 2025 to 2030 and then holds near USD 61,500. Public sources rarely state BMS prices: guidance from Lawrence Berkeley National Laboratory (LBNL) for the US federal energy programme recommends temperature sensors on every other or every third rack, which DC Market Insights uses to set the environmental point count of about 200 per MW.

Which Standards and Rules Shape Data Center BMS Design?

Six rules set what a data center BMS must measure in 2026, and together they cover the sites behind most of the USD 1.61 billion spend.

  • ASHRAE Standard 90.4-2022 (American Society of Heating, Refrigerating and Air-Conditioning Engineers) sets minimum energy efficiency for data center design and operation, with addenda in January and September 2025.
  • ANSI/ASHRAE 135-2024 (BACnet), published 31 December 2024, defines the protocol most BMS controllers use, including BACnet/SC.
  • EU Delegated Regulation 2024/1364 requires yearly KPI reports by 15 May; on 21 September 2026 the Commission proposed an EU rating scheme for data centers above 500 kW, with first labels expected in 2027.
  • Germany’s EnEfG Sections 11 and 12 set PUE caps of 1.5 (2027), 1.3 (2030) and 1.2 (new sites) and require continuous power metering.
  • Singapore’s Green Data Centre Roadmap (IMDA, May 2024) targets PUE 1.3 at full IT load for all data centers within 10 years.
  • China’s national data center action plan (25 July 2024) targets an average PUE below 1.5 and rack utilisation of at least 60% by end-2025.

In the United States, the Department of Energy (DOE) reported in December 2024 that data centers used 176 TWh in 2023, 4.4% of US electricity, and could use 6.7% to 12% by 2028 (DOE); utilities and state regulators increasingly ask large loads for metered data, which keeps EPMS in US specifications.

Which Data Center BMS Segment Earns the Most?

Hardware leads with USD 721.19 million (52.0%) of 2025 spend, cooling and HVAC control is the largest application at 44.0%, and hyperscale and AI sites are the largest buyer group at 40.0%.

DC Exclusive: BMS Points-per-MW Cost Teardown, Air-Cooled Hall (USD 49,000) vs Liquid-Cooled AI Hall (USD 73,500)

A liquid-cooled AI megawatt needs USD 73,500 of BMS content against USD 49,000 for an air-cooled megawatt, 50% more; this teardown is a DC Market Insights model built from 9 inputs (point counts by system for each hall type, the 2025 installed cost of USD 35 per point and the 35% AI share of new capacity).

System Air-cooled hall: points per MW Air-cooled: USD per MW Liquid-cooled AI hall: points per MW Liquid-cooled: USD per MW
Cooling and HVAC control points 700 24,500 1,250 43,750
Electrical power monitoring points 450 15,750 550 19,250
Environmental, leak and fire points 200 7,000 250 8,750
Energy metering and other points 50 1,750 50 1,750
Total 1,400 49,000 2,100 73,500

Cooling points nearly double, from 700 to 1,250 per MW, because a liquid loop adds supply and return temperature, pressure and flow at each CDU and rack manifold plus valve positions. Leak and environmental points rise from 200 to 250 per MW as rope sensors are zoned under every manifold, which links this teardown to the Data Center Leak Detection Market. Weighted at the 2025 AI share of 35%, the blended new megawatt carries 1,645 points and USD 57,575, the figure used in the market model. A buyer can read the table directly: a 50 MW AI campus needs about USD 3.68 million of BMS content, against USD 2.45 million for an air-cooled campus of the same size.

Which Region Spends the Most on Data Center BMS?

North America leads with USD 568.63 million, or 41.0% of 2025 spend, while the Middle East and Africa grows fastest at 14.50% a year to USD 268.52 million in 2035.

North America

North America grows 9.87% a year to USD 1.46 billion. The United States used 45% of global data center electricity in 2024, according to the IEA, and most new AI halls there buy BMS and EPMS together with the electrical package.

Asia Pacific

Asia Pacific grows 12.20% a year to USD 1.23 billion, led by China (USD 145.62 million in 2025) and India. China’s target of an average PUE below 1.5 by end-2025 has pushed operators to meter cooling plants in its national computing hubs.

Europe

Europe grows 8.51% a year to USD 690.49 million. Growth is slower than elsewhere because less new capacity is built, but a larger part of spend is retrofit work driven by the EnEfG caps and the EU rating scheme proposed in September 2026.

Latin America

Latin America grows 13.21% a year to USD 191.80 million, with Brazil at USD 26.35 million in 2025 and Mexico at USD 12.48 million.

Middle East and Africa

The Middle East and Africa grows 14.50% a year to USD 268.52 million; Saudi Arabia alone rises from USD 15.26 million to USD 80.56 million as hot-climate AI campuses need dense cooling control.

What Could the Data Center BMS Market Be Worth in 2035?

The Data Center Building Management System Market reaches USD 3.84 billion in 2035 in the base case, within a range of USD 3.06 billion to USD 4.52 billion.

Scenario 2035 (USD million) CAGR 2025-2035 Assumptions
Low 3,059.85 8.23% New capacity 20% below base, AI share 55%, installed base 275 GW, USD 6,500 per installed MW-year
Base 3,836.04 10.71% 27.0 GW new in 2035, AI share 66%, installed base 311 GW, USD 7,000 per installed MW-year
High 4,517.83 12.54% New capacity 18% above base, AI share 72%, installed base 340 GW, USD 7,400 per installed MW-year

The spread is driven mostly by the installed base: each extra 10 GW of installed capacity in 2035 adds about USD 70 million of yearly service and software spend.

Who Are the Leading Data Center BMS Suppliers?

Five suppliers hold about 46% of the USD 1.39 billion spent in 2025, a DC Market Insights estimate based on their building automation scale and data center order statements; the rest is split among plant makers that ship their own controls and regional integrators.

Siemens reported data center revenue of EUR 2.9 billion in fiscal 2025, about 15% of Smart Infrastructure revenue, and expects 10% to 20% data center growth in fiscal 2026 (Siemens, 13 November 2025). Honeywell’s Building Automation sales rose 13% to USD 7.37 billion in 2025 (Honeywell, 29 January 2026). Schneider Electric’s revenue passed EUR 40 billion in 2025, with triple-digit growth in pure data center demand in the fourth quarter, and it names modernisation of building management and power management systems as a growth driver (Schneider Electric, 26 February 2026). Vertiv’s 2025 net sales were USD 10.23 billion with a USD 15.0 billion backlog, up 109% (Vertiv, 11 February 2026). Carrier’s fourth-quarter 2025 orders rose nearly 50% on data center wins (Carrier, 5 February 2026), and ABB’s Electrification orders included several data center projects above USD 100 million each, worth about USD 600 million together (ABB, 29 January 2026). None of these companies discloses data center BMS revenue on its own, so the 46% share is modelled, not reported.

What Has Changed in the Data Center BMS Market Since 2025?

Six dated events since mid-2025 show suppliers merging power and cooling controls while regulators ask for metered data.

  • In June 2025, Honeywell launched Honeywell Connected Solutions, an AI-based building management platform (Source: Honeywell).
  • In October 2025, Honeywell and LS ELECTRIC announced a global partnership to integrate power distribution with building management for data centers (Source: Honeywell).
  • In November 2025, Siemens and Delta Power Solutions launched prefabricated data center power modules with real-time data integration into the BMS (Source: Siemens).
  • In January 2026, ABB reported the launch of ABB Ability BuildingPro and a strategic investment in OctaiPipe (Source: ABB).
  • In August 2026, Siemens reported about EUR 6 billion of Smart Infrastructure data center orders for the first nine months of fiscal 2026 (Source: Siemens).
  • In September 2026, the European Commission proposed an EU rating scheme for data centers above 500 kW, with first labels expected in 2027 (Source: European Commission).

Analyst Takeaways: What Should Data Center BMS Buyers Take From These Numbers?

  • USD 73,500 of BMS content per liquid-cooled AI megawatt, 50% more than an air-cooled hall, because the coolant loop adds about 700 points per MW.
  • USD 6,000 a year per installed MW for service, software and patching, because the installed base is half of the USD 1.39 billion market and becomes the larger half from 2031.
  • 1 July 2025 was the EnEfG deadline for continuous power metering in Germany, because Section 12 makes the BMS the energy record; the EU rating scheme reaches sites above 500 kW from 2027.
  • 6% to 8% of yearly service spend now goes to patching, because CISA advisories such as ICSA-26-274-04 in October 2026 hit controllers in live halls.

Methodology: How Did DC Market Insights Size the Data Center BMS Market?

DC Market Insights built the Data Center Building Management System Market bottom-up from capacity and point counts, giving USD 1.39 billion for 2025 from 8 model inputs.

New-build spend equals new IT capacity (12.0 GW in 2025, 22.0 GW in 2030, 27.0 GW in 2035) times points per MW (1,400 air-cooled, 2,100 liquid-cooled, weighted by an AI share of 35%, 60% and 66%) times the installed cost per point (USD 35 in 2025). Installed-base spend equals installed IT capacity (116 GW in 2025, 311 GW in 2035) times USD 6,000 per MW a year in 2025, rising to USD 7,000. In 2025: 12.0 GW x 1,645 points x USD 35 = USD 690.90 million, plus 116 GW x USD 6,000 = USD 696.00 million, for USD 1,386.90 million. Segment, region and country shares are applied to this total, and every split sums to it.

Three bound checks hold. Ceiling one: the market is 18.8% of Honeywell’s 2025 Building Automation sales of USD 7.37 billion, which serve all building types. Ceiling two: it is below Siemens’ fiscal 2025 data center revenue of EUR 2.9 billion, which also includes electrical equipment. Floor: 116 GW of installed capacity at a minimum service and licence spend of USD 3,000 per MW a year already gives USD 348 million.
